Cleaning concrete paths, stairways, parking lots, and common areas such as barbecue slabs is the duty of the Whitsunday Terraces Resort Manager, under the Caretaking Agreement.

Gurney Cleaning of Concrete Paths

Pathways, stairs and parking lot had been cleaned using a gurney during my visit in January 2011, and since then in 2012, and in 2013.

Cleaning Car Parks

Hosing car parks is one of the standard daily required tasks for the Resort Manager under the Caretaking Agreement. Schedule 2, Specific Duties in relation to general duty a: Daily. Hose (where lawful) footpaths and car park or otherwise ensure they are clean. In times of water restrictions, I gather this daily clean is sometimes done with an air broom.

Cleaning car parks is one of the standard weekly required tasks for the Resort Manager under the Caretaking Agreement. Schedule 2, Specific Duties in relation to general duty a: Weekly. Keep the car park clean and free of litter and remove all stains as required. One sticking point is stains. Some oil stains have resisted even a gurney clean.

The car parks were all gurney cleaned starting in January 2011 (and again in 2012 and 2013). This one of the annual tasks for the Resort Manager under the Caretaking Agreement. Schedule 2, Specific Duties in relation to general duty a: Annually. As required, but at least annually, hire concrete high pressure water blaster and clean car parks. Note the cost for the hire of the equipment is a Body Corporate expense, but the labour cost is borne by the Caretaker. The Body Corporate has a smaller gurney for spot cleaning on its Asset Register. This is usually sufficient for minor touch ups.

Cleaning Stairways

Vacuuming some internal stairways is one of the standard weekly tasks for the Resort Manager under the Caretaking Agreement. Schedule 2, Specific Duties in relation to general duty a: Weekly. Vacuum stairs to the Mayfair and Piccadilly Suites. I believe this refers to the internal stairway near Reception.

Cleaning Barbecue Areas

The outdoor barbecue area between Cutlass and Driftwood Terraces was provided by the Body Corporate at the request of a previous Resort Manager. It has a coloured concrete pad for the barbecue and for tables and chairs. The concrete pad has been cleaned using a gurney, and came up pretty well.

The barbecue surface has been cleaned each time I have seen it. This is one of the standard daily tasks for the Caretaker under the Caretaking Agreement. Schedule 2, Specific Duties in relation to general duty a: Daily. Check the barbecues and clean as necessary, emptying grease container as required.

Body Corporate requested that the wooden bench also be cleaned, and the surface finish restored. This had been done when I inspected the wooden bench. However this item should be on the Maintenance Schedule, since it is an exposed wooden surface.

Personally I think most of the exposed timber surfaces like this table are better off under cover (say at the top barbecue, where it came from), rather than out in the sun and rain. The heavy duty UV stabilised plastic balcony furniture has lasted well in the tropics. Body Corporate should look at finding something similar but even heavier for the outdoor barbecue area. Anything really light will probably wander.

Cleaning Certain Indoor Areas

I think this is basically the area behind reception containing toilets for guest use.
